THE FLATS NIGHTMARE

Purpose

To share my experience as a tenant living at The Flats since Sept 2023 (15-month lease) paying $1,805.00/per month and to warn others and especially those clinically diagnosed with mental health disorders protected under ADA to STAY AWAY or you too will  experience "THE FLATS NIGHTMARE".

Management Ignores Noise Complaints

Despite repeated complaints about excessive noise (stomping) from my neighbor who lives above me who moved in around April 2024 and their pet running back and forth after "quiet time" 9 pm per my lease and early in the morning, management has failed to take any action, leading to a persistent disruption of my living conditions,  loss sleep, and mental health.

Failure to Accommodate ADA Rights

Legal concerns about management not adequately addressing the needs of those protected by ADA such as responding to reasonable accommodation requests.

Poor Communication and Thoughtfulness

Both local management and senior management in Atlanta demonstrated a lack of concern.

PLEASE READ THE GOOGLE REVIEWS AND YOU WILL SEE I AM NOT THE ONLY TENANT WHO HAS EXPERIENCED
THE FLATS NIGHTMARE!!!

Per the snippet of my lease below (a)(iv):

....or other disturbing conduct will be permitted at any time in such a manner as to disturb or annoy other residents or the surrounding community.

Furthermore, it is my strong opinion that the involved apartments and organizations require proper training on the Americans with Disabilities Act (ADA), particularly regarding its broader impact. This includes understanding not only the needs of individuals with physical disabilities but also those facing mental health challenges. Proper ADA training is essential for organizations to meet their legal obligations and to ensure they are fostering inclusive environments for all.
